About the role
含羞草社区 is an exciting place to work, with a vibrant town centre with excellent transport connections. We have recently moved into a brand new Town Hall so it's a great time to join us as we settle in to our new state of the art offices with excellently designed spaces that facilitate collaborative working.
We are a stock retained authority with over 8,400 homes, 5000 garages and approximately 1700 leaseholders. Sheltered and hostel accommodation is also under our management and the stock is managed by the 含羞草社区 Homes division of the council.

The post holder will ensure the smooth operation of disrepair works, complaints resolution and customer service across our housing portfolio.
We are looking for an excellent communicator with a focus on collaboration and team engagement. You will have proven experience of managing complaints and driving service improvements as well as building surveying or legal disrepair experience and membership of RICS or equivalent.
As our Disrepair and Complaints Manager, your core duties will include:
- leading on disrepair management and ensuring all legal matters are handled effectively in line with statutory deadlines
- conducting property inspections, diagnosing faults, and producing detailed reports in accordance with legal and regulatory requirements
- managing complaints, ensuring timely responses, and liaising with contractors to resolve issues and improve service delivery
You will have experience in building repairs and maintenance across various building elements and a strong understanding of construction defects.
You must have knowledge of legal and regulatory requirements in housing disrepair to include an understanding of the fitness for Habitation Act, Housing Law, Landlord and Tenant act. The proposals outlined in Awaabs Law and an understanding of Health and Safety legislation are a must.
You will work closely with our inhouse legal team and technical staff ensuring all our processes are fully met along with meeting all relevant deadlines for inspections and reports.
As part of the Operational Management Team, you鈥檒l be making key business decisions, ensuring high performance across several areas as we aim to deliver ever improving services to our residents and partners.
You must be able to deal with complex matters and work with multiple teams such as property experts, legal advisers, and our insurers to ensure they are brought to the necessary conclusion.
The post also requires strong negotiation and communication skills, with the ability to work independently. You will be computer literate, experienced in producing clear, detailed reports and familiar with use of asset databases and relevant software programmes.
Your customer service skills and positive attitude towards resolving complaints and working with tenants, lessees, and contractors will be fundamental to enhancing the culture of the organisation and driving improvements to our service.

A full current UK driving licence is a requirement of the role.
Satisfactory clearance of a Basic Disclosure and Barring Check (DBS) is a condition of employment.
